The Three Little Estate Agents – A Modern Fairytale

Once upon a time, not so long ago and not that far away either, there were three little pigs. One day, their mother said it was time for them to make their own way in the great big world, so they packed up a few of their things, left home and set themselves up in the property business.

The first little pig was a lazy little beast, so he went to Spain, where the estate agency business seemed to be booming. He set up shop there and cashed in very handsomely thanks to the market for holiday homes there. There were many other lazy little piggies all doing the same thing, but since business was brisk and the commissions were stupidly high everybody was happy down the Costa del Crackling.

But then, the economic Big Bad Wolf came along and knocked at the piggy’s Marbella condo door and said ‘Little Piggy, Little Piggy I am from the bank of good times only and we are foreclosing on you as the market has crashed’. The little piggy tried to bluff the Big Bad Wolf by hiding for a while but, inevitably, the Big Bad Wolf huffed and puffed and came back with more Wolves that were certified bailiffs and they repossessed his condo and his 911. The lazy, impatient little piggy jumped on an Easy Jet flight all the way home and became a bank robber, later serving several years in prison.

The second little piggy was a little less lazy but still wanted a nice easy life and couldn’t be bothered to think about changing business models or consumer value for money. So he set up a High Street estate agents. He knew that the Internet had apparently helped old fashioned estate agents a bit and so he subscribed to Rightmove and low and behold that’s where all of his enquiries came from. Piggies everywhere had embraced online search rather than trotting down to numerous local estate agents to look for a suitable sty. But despite the reality of the way that property search had remarkably changed, this little piggy was content to open a few ‘prominently located offices’ and live in the past, all the while charging his clients thousands of pounds because he himself insisted on maintaining massive monthly premises overheads.

One day that little piggy received an email that read ‘Little piggy … little piggy … you need to change your business model – and fast. Looks what’s happened to retail, insurance, betting and air travel in the past few years. Other piggies can do for themselves now what you used to do for them. Kind regards, your landlord the Big Bad Economic Wolf. PS: Your rent is overdue on several of your prominently located offices.” So much for making a silk purse out of a sow’s ear, then.

The second little piggy ignored the economic Big Bad Wolf until one day, transactional volumes halved due to the banking crisis and the media scaremongering everyone into believing that house prices would drop by 50%. The Big Bad Wolf was the little piggy’s landlord and he emailed the little piggy in ever more serious terms when the sales all but dried up and he couldn’t pay the rent on his 16 High Street offices anymore. The little piggy absconded and was never seen again.

The third little piggy was wiser, more innovative and, frankly, simply could not justify charging his potential clients 4000 a time to sell their properties when such a sum was totally unjustified for the work that was done. He had a conscience. The other little piggies may have had their old fashioned noses in the trough so to speak, but the third little piggy knew that technology had changed the property industry. The writing was on the farmyard wall.

This little piggy thought long and hard and set himself up as an online estate agency, covering the whole of the country from one central office … and that meant he could attract more customers because he could afford to charge them much less. And his clients loved him for putting their stys on property portals that received millions of visits each and every month. So this little piggy slept soundly every night.

And one day, even the Big Bad Economic Wolf signed up with the little piggy’s agency. He’d been wanting to sell his lair for ages, but he didn’t want to pay high street estate agency fees and then spend forever howling at anyone who’d listen about how much the sale had cost him. He’d much rather go out and howl at the moon instead anyway.

The Big Bad Wolf paid his marketing fee online, just 349 plus vat and within days had lots of interest in his lair. He sold it to the second viewer for the full asking price and thanked the third little piggy very much indeed.

He even recommended the piggy’s agency to the rest of his pack and because they, too, also saved so much money they all lived happily ever after.

Cheap Mortgage Loans Austin And How To Find Them

Among the greatest questions requested today is how you can find cheap mortgage loans Austin. Many people would like to re-finance because of the fact that rates have decreased and you will find many offers now where rates of interest have grown to be inexpensive, thus so many people are clamoring for better bank deals. Low-cost financing tend to be more currently available because of the truth that economic conditions have continuously improved.

If you are someone with a mortgage and are looking to get a remortgage sometime in the future, then it will not make sense to stick with the mortgage provider that you currently have. You should search the markets and try and find the offers which are going to give you cheaper deals.

If you are fixed in a loan at this time, give yourself around three months to search out the best deal. Not only does it give you much more leeway in your search, but you should keep in mind that there is around a six week period to process a loan.

The best mortgage deals will either be a fixed or standard rate, it’s important to compare them carefully. In many instances, when the time comes for re-mortgage, your current provider may decide to work with you so that they will not be losing your business. However, should you find better deals, you obviously want to select one of these.

One of the big issues at the moment is the amount of any deposit that is going to be required to obtain a mortgage at a rate that is going to be decent, and also the amount of borrowing required in relation to the amount of equity you are currently holding.

Many of the cheapest offerings that are offered allow you to overpay on the loan at interest rates that are very low, and this is something you should do if you possibly can. Most will allow you to overpay up to ten percent of the outstanding balance every year, and this is a good time to take advantage and repay the loan earlier.

The best way to be sure whether or not that you qualify or are suitable for a loan is to seek out the services of a professional consultant before looking at different offers. You can also go online to look at all the different companies which offer these, most will have detailed information and can offer you a variety of different options.

Understanding How The Foreclosure Process Unfolds

If you think you are ready to be a homeowner, ask yourself if today indeed the perfect time to buy a home. One type of property that you might be interested could be foreclosed properties, but it is a wise idea to be educated about why some homes are foreclosed as well as the process that these homes undergo before they can be called foreclosed homes.

To learn more about the basics of foreclosures, try to talk to a real estate agent who specializes in REO or you can check online real estate sites or public records of foreclosure listings services like the Durham North Carolina MLS. Moreover, most investors and agents suggest that the safest way to buy foreclosed properties is through buying foreclosures that are bank-owned. Perhaps you might have seen some foreclosure signs in your neighborhood. Foreclosed homes nowadays can be found in low-, middle- and high-income neighborhoods.

Here’s how the foreclosure process progresses once you miss a payment.

1. Notice to Accelerate – Once you are 60 days past due your payments, you will receive this notice from your lender informing you that you have to bring the loan current, which means you need to pay the past amount plus any late fees they have assessed in order to stop the foreclosure process. Sometimes the letter will require a borrower to pay the amount past due so that they won’t accelerate the due date of the loan or the delinquent borrower will be responsible for the attorney fees added to the delinquent amount.

2. The Demand Letter – This letter formally notifies the borrower that the foreclosure process will take place within the court system if the borrower don’t bring the loan current. The lender will hire a lawyer to give you the ‘Demand Letter’ if the delinquent borrower does not respond to the first notice.

3. Notice of Default – This letter lists the entire amount that the borrower needs to pay. If the borrower does not reply to the three letters the lender will file a formal foreclosure notice with the court. The borrower is given 20-30 days to respond to this notice before the foreclosure process can go any further.

4. The Notice of Sale – Still no response from the borrower will lead to the notice of sale after the given time allowed in answering the third letter. It contains the sheriff’s auction date that your house will be sold.

Several Quick Real Estate Investing Tips

If you are looking to get into real estate investing then you’re most likely going to need a lot of capital to start up with. To be successful as an investor you need to be both flexible, determined, and willing to risk your time and money. Here are few tips that may help a prospective buyer become a successful investor.

You should always be considering whether you have long-term goals, or short-term goals. For example, a short-term goal would be to simply purchase a property, spend some money doing it up, and then sell it on for a small profit over the course of a few months. A long-term goal would be to purchase a property, let it out, use the rental payments to cover your mortgage, and see the value of the property rise, as well as equity stake in it.

Everyone knows that location is always absolutely crucial when it comes to selling or renting any type of property. Your focus will clearly be defined areas that are popular and in high demand so that you can find more interested parties when it comes to selling or renting. You will, however, also need to focus on areas that are up and coming so that the property value is likely to rise more steeply.

Always take time to study any property before you invest your money. Take the time to familiarize yourself with the property and conduct a thorough analysis of it. If you come across any competitions through your investigation then you will avoid committing to a more risky investment.

If you can improve your appreciation skills then this might also prove to be extremely helpful. Remember that any price that is listed will be applied and is always wiggle room to negotiate. Proper negotiation can help you save lots of money on any investment.

All in all, these basic tips should prove useful if you are looking to invest in real estate.

The second is found with the incredible amount time spent filtering through this difficult to understand legislation. While there might be incredible opportunities to save money with this pursuit, the difficulty associated with it often proves to be a breaking point for many businesses.

The subsequent and simplest opportunity for a business to take advantage of while seeking the requirement of a building environmental management plan is through the utilization of a professional consultant. Skills You Need To Rehab a Home

Drywall/ Plaster repair – In Lakewood, ohio, a suburb of Cleveland, where I do most of my rehabilitation work, cracks and holes in the plaster are common. You will experience similar issues in Detroit, Chicago, Pittsburgh or any other industrial city throughout the east or Midwest. Holes in plaster are often the result of water infiltration, the result of vandalism, but could be the sign of more serious foundation issues. Once the root cause is fixed, patch the area with inch drywall. Secure the drywall to the hole with at least 2 drywall screws. Insert your rotozip near the edge of your hole and cut the drywall by pressing the rotozip blade against the remaining plaster. Once your piece is cut, secure it with multiple drywall screws, mud the gaps, tape, re-mud then sand to a smooth finish. When dealing with floors bellow ground level if Basment Waterproofing is needed call a professional like before you repair the walls.

Basic Water Pipe repair – If you are working on a foreclosed home that has sat over the winter it is important to inspect for burst water pipes in the basement and walls. The hardest part of the repair is finding all the leaks. You do this by turning on the water, listening for falling water, then visually inspecting where the water is coming from. Once you find the leak, cut out the old section of pipe and cut a section of new pipe to replace it. Rough up the end of the old and new sections of pipe with your sandpaper. The easiest solution is to buy a Shark-Bite coupler and push it into place. No flame is required for this repair..

Drain repair Clogged drains are very common. A snake should be a staple in your tool box. Drains work by using the force of gravity to expel waste water down and out of the house. Improperly working drains can be the result of improper pitch in the drain line or a clog. If a clog is found in the drain line, such as hair or grease, remove the drain, remove the clog, replace the drain and test.

Replacing Light Fixtures Be sure the power is off to the fixture by checking the wires with a voltage meter. Remove the old fixture. Strip off a section of the wire casing and attach your new fixture with wire nuts and electrical tape. Insure that no unexposed wire remains. Since each fixture will come with its own set of instructions, be sure to read those instructions thoroughly to insure proper installation. Electricity can cause severe injury if you do not follow instruction implicitly.

window Installation Carefully remove the old window, making sure not to damage the wood frame. Once the window is removed place wood shims on the sill and level the shims. Once the shims are level secure them in place with screws (drilling pilot holes will keep the shims from splitting). Put the new window in place. At the sash, place more wood shims between the wood frame and the window to fill that gap, and then secure the shims in place by screwing through the window frame and into the wood frame. Repeat this step about six inches from the top and six inches from the bottom of the sides. Once the sides are secure, make sure you can easily open and close the window. Fill the gaps around the window with expanding foam insulation.

Refinishing Wood Floors Almost every house I buy has stained, smelly tattered carpet covering stained hardwood floors. Rather than re-carpet the floors, I like to refinish the hardwood. First remove the old carpet. Then remove all of the tack strips, staples, nails and quarter round molding. Once the floor is clean, run your drum sander with the grain of the wood. Make sure that you get a thorough explanation from the rental yard on the operation of the drum sander and that you understand it completely before you begin this project. Working a drum sander is a lot like working a self-propelled lawn mower. It is very important that you keep the drum sander moving at all times though. If you leave it sit it will quickly eat into the floor. I start with 36-grit sandpaper, then 80-grit, and then 100-grit. Once the main body of the floor is sanded, do the edges with an edge sander using the same grits of sandpaper that you used on the main floor. When all the sanding is complete, sweep the floor, and then vacuum the floor. After vacuuming, I suggest a damp mopping. Once the floor is dry apply your choice of stain, Allow to dry then coat with 2 – 3 layers of polyurethane. Replace the molding.

Laying Tile The key to a good tile project is a good foundation. Whether you are tiling a wall or floor, the foundation must be plumb or level and the surface must be flat. Start by removing the old coverings whenever possible. Once the old covering has been removed put down a cement backer board over the entire area to be tiled. Be sure to secure the backer board with screws designed for this application. Fill in the joints of the backer board with mortar. Begin tile installation by troweling on a thin application of mastic over a three to four foot area. Set the tile in place and push gently to secure the position. Place a spacer next to the tile and position the next piece. Continue in this fashion until the tiles are all in place. Allow the mastic to dry for 24-hours before grouting. If you are laying a natural stone tile (travertine, slate, marble) be sure to seal the tile prior to grouting. If you don’t, the tile will appear hazy. Remove all tile spacers. Mix the grout and push the grout into the seams using a rubber float. Immediately wipe up excess grout with a damp sponge. After an hour or so, wipe down the tile with a paper towel or piece of cheesecloth to get rid of the haze on the surface.

Texturing a Ceiling Texturing a ceiling is one of the simplest jobs you will do on a home, yet it gives the room a finished look. Dip a texturing brush with a long (4 foot) handle into a bucket of top-coating mud. Push the brush into the ceiling in a random pattern. After it dries finish by painting with a white ceiling paint. (Note: This project can be messy. Either do it before you put your floors in or cover them completely. )

Painting a Room Prior to painting any room, always inspect the surface of the walls. Take the time to fix any small pinholes or cracks with spackling paste and sand to s smooth finish. Once the walls are smooth, look for gaps between the walls and the trim. Fill the gaps with caulk and smooth the caulk with a wet finger. Paint the trim first with a white semi-gloss paint. Next, apply one coat of latex primer to the surface of the walls using a roller. After the primer dries apply your paint. A flat latex paint is the best choice for hiding small imperfection in your walls surface. Two coats of paint will generally provide complete coverage. To edge the walls, apply painter’s tape to the trim, and brush the paint onto the edges. After you have painted the edges, remove the painter’s tape and you’re done.

Landscaping The exterior is the first impression people will get of your house. Take time to remove all the overgrown 1950′s era plants and replace them with smaller more modern looking plants. After removing the old shrubs, cultivate the bed and mix in organic materials like manure, compost or peat moss. Arrange your new plants on top of the beds. Once you are happy with the arrangement, remove any burlap or plastic and plant them. Be sure not to bury the root balls of shrubs. You want to plant the shrub with just a little of the ball showing above the ground surface. Follow spacing instruction on the containers so that your new landscape doesn’t look like overgrown in two years. After planting the large landscape in this fashion, take time to plant flowers around your new plants and enjoy your new look.

Coat Paints And You

Repainting your house is something that you can do easily to improve the look of your house. Having a good coat of paint will make sure that you increase the beauty of your home, regardless if it is done on the exterior or interior of the house. Usually it is best that you paint the house after every three years. This article will give you basic information regarding the various types of paint.

Primary coat is the primer. It is crucial that you have the surface primed so that it is all smooth and paint ready. When you apply primer you also ensure that moisture is kept away from the paint layer and you will be preventing bubbling and cracking of the paint. Primers also help in maintaining the integrity of both the surface and the paint itself. Its function is not really for beauty though. Primers are used so that the paint will stick to the wall.

Second, we have the painting itself. The beauty of the paint will be determined by both the quality of the paint and the quantity applied to the surface. A too thin coating will provide inadequate protection and color, which will expose the underlying surface. When the paint coating is too thick then the surfaces will be uneven or have bubbles. It is important to make sure that the coat is just right. What you can do is to apply a coat of paint that is just enough to paint over your wall and the primer for the first coat. Afterwards you can apply another coat.

Last, we have the glossing. This will help ensure that the finishing is perfect. Glossing usually requires application of clear paint, to help protect the paint itself. It also has the added benefit of enhancing the underlying color, since the gloss will act as a glass which enhances the color itself. Most people opt for a single coat of gloss since too much gloss can look out of place. Too much gloss will certainly be a distraction.

So there you have the different coats of paint that are usually applied when painting your home. These three coats will help make the house look great. It will also give your paint longer lifespan.

No Sale, No Fee – A Good Idea?

Hot on the heels of the legal profession’s adoption of the ‘no win-no fee’ business model, there are now many estate agencies offering their services on a ‘no sale-no fee’ basis. At first glance, it makes a certain amount of sense to pay an estate agency’s fees only once you’ve exchanged contracts, as opposed to paying a fee for just putting a house on the market.

And it’s an excellent way of dipping your toes into the property water to see what kind of price your home would fetch, or even putting your home on the market if you’re not particularly sure you want to move in the first place. This way, you don’t lose out if you take your home off the market – and that’s even if your agent has found you a buyer. Marvellous, isn’t it? In fact, thanks to no sale-no fee, you can have a lot of fun winding up your least favourite estate agent by pulling out of a sale just seconds before the exchange of contracts – and there’s nothing they can do about it. Nothing at all. Oh, what fun.

And this, you see, even though it’s perfect for unmotivated sellers, tyre-kickers and other time wasters, makes no sale-no fee totally unfair on those who really do want to exchange contracts. The concept of paying fees only on the basis of a successful completion is basically flawed. And extremely expensive.

Here’s why: vendors who actually do exchange contracts are subsidising those time wasters and tyre kickers, because those properties that don’t sell are costing estate agencies dearly. It could be because once they’re valued they don’t come onto the market. Or they go onto the market but there’s no interest because they’re priced too high. Or the whole sale falls through because either the vendor or the buyer backs out. Whatever the reason, non-sales add up to another expensive outgoing for the agency.

The average property firm charges around 3200.00 in estate agents fees. But their service is not worth such an enormous rate. We all know that. Despite their unnecessarily high premises costs being one significant factor dictating expensive estate agency fees, no sale-no fee is quite clearly another reason why old fashioned estate agents have to charge their clients such exorbitant amounts.

So it’s not that much of a surprise that people are starting to prefer dealing with online estate agents like eMoov – with their one-off flat fee, they’re assured of actually getting what they’ve paid for.

Going to high street estate agents means paying high estate agents fees. Using eMoov, the uk‘s leading online estate agents instead will get your estate sold by showing it to 170 million internet visitors each month. No extortionate commissions, no percentage fees, no sole agency tie ins. Just a range of fixed, low cost estate agents fees which might even make you start to like estate agents again.
